Columbia Avenue Office & Retail Center is a two-story mixed-use commercial development designed to accommodate flexible ground-floor retail spaces and second-floor professional offices.
MR Architecture was initially presented with a building concept of approximately 7,000 square feet. Through a comprehensive re-evaluation of the site layout, parking strategy, circulation, building access, and tenant configuration, the design was expanded to nearly 12,000 square feet of leasable commercial space.
The redesigned concept increased the building’s leasable area by approximately 70% and nearly doubled its projected monthly rental income. With only a modest increase in anticipated development cost, the projected return increased from approximately 14% to nearly 38%—substantially improving the overall feasibility and long-term value of the project.
The exterior architecture combines storefront glazing, thin-brick veneer, smooth stucco, arched upper-level windows, decorative cornices, awnings, and integrated lighting to establish a distinctive commercial identity. The project demonstrates MR Architecture’s development-focused approach—uncovering hidden opportunities and maximizing project value.
